Those who are signed up to Property Academy membership will be familiar with ‘The Line of accountability’ as I shared it a couple of weeks ago.

‘The line of accountability’ can be set with every employee with the goal of changing their mind-set and driving the business forward. Including ourselves…

There are two types of behaviour, above the line behaviour, and below the line behaviour.

Below the line behaviour consists of blaming others and finger pointing, ‘it’s not my job’, ‘I’m the victim’, ‘it’s not my fault’… Sound familiar? These behaviours are conducive to failure. They do not move the business forward, yet we observe these behaviours every day. Everyone at times ‘dips’ below the line, but some more than others.

Above the line behaviour consists of:

  • See it – acknowledge the problem
  • Own it – take responsibility for it
  • Solve it – determine what I can do
  • Do it – take action

Accountability

This got me thinking about our surveys, as the Landlord & Tenant Survey is now open for participation. Above the line accountability is being in a position to see how you benchmark against the national average, being able to take responsibility for that performance and determine how to improve, taking the necessary action.

You can then access your own data vs the national average (assuming you generate enough responses) giving you a highly valuable tool to make improvements to your business along with identifying where training is needed for your teams. We have been particularly busy at the Property Academy over the last four weeks! Our sell-out Growth Summit event gave attendees strategies and ideas which estate agency business owners can consider implementing for effective growth, with contribution from Peter Fuller of Romans, and Bob Scarff previously MD at Countrywide. Our next event attracts hundreds of agents from across the UK to find out the latest innovations and ideas in the Lettings sector. Lettings LIVE, which precedes the prestigious Lettings Agency of the Year Awards, is taking place on the 10th June in London. Last year it was a sell out event so we ask you to pre-register your interest ASAP to be in with a chance of obtaining tickets.
