From our own Home Moving Trends research, we know that 47% of landlords & 55% of sellers research estate agency’s own websites before the valuation. We asked digital marketing guru Tom Davis, MD of Digital Munkey, how estate agents can best convert this traffic from their websites.

How can Estate Agents better convert traffic from their website into leads?

29% of people don’t even scroll. We talk about the ‘first fold’ all the time at Digital Munkey which is what the vendors see before they scroll on your website. In the first page we need to have calls to action and local imagery. Ask yourself what your clients are seeing when they first land on your website.

How should Estate Agents prioritise their content and pages?

Adding video to your home page will see an increase of around 33 seconds of time spent on the website, and testimonial pages should be visible and not hidden within other pages. Valuation prompts should be on every page of the website. Local area guides, meet the team pages and Why us? should all be included. The tool bar order is actually very important.

How can I increase my appearance in search?

Appearing well in search is not always easy. There are many questions you could ask yourself: what search terms, what times, what areas, what devices, what pages.

People go to the property portals to search for property, but to Google to research which local estate agent to call out for a valuation, so remember, Estate Agents’ websites should NOT be ‘search focused’ – we need your website to be ‘valuation focused’. And bear in mind:

• Page 1 results are very very important
• 67% of clicks go to the first 6 results on the first page
• Google can be quite simple sometimes; if it rains there are more searches
